In Central Ohio, the sellers, or owners of the property for sale pay all the commissions, so the that burden is not a cost to the buyer. Make sure you inquire whether the agent, or their broker, have any transaction fees. If so that will be a fee the buyer pays. These fees range from $99 to $599. The MLS or Multiple Listing Service is the source for nearly every property for sale. A licensed agent in Ohio can assist consumers throughout Ohio. But there are several different MLS operations in Ohio. In Central Ohio it is the Columbus Board of Realtors. Agents and their brokers are paid members which is how real estate agents gain access directly to the MLS and the properties for sale. The search can be as general or a specific as you like. You can receive updates, Monthly, Weekly, daily, or as soon as it listed, changed, or updated.   Get Listed - Get Sold. Buy Sell Have Fun & Know the Numbers! Sellers still have the upper hand- so be a smart Buyer or an informed seller! "Know the Numbers!" Marketing. More is better! Howard Hanna has 20+ offices in Central Ohio and over 1,000 agents in Central Ohio & surrounding areas. Collectively you get get maximum potential buyers with Howard Hanna than any other local source! If you list with any agent you'll be in the MLS. When listing a property, I gather information from sellers about all improvements completed themselves or prior to their purchase. What do the sellers love about the home, yard, neighborhood, schools, shops, restaurants and commuting. What isn't liked about the property; area; what are pre-existing , known, problems and much more. Pictures/photos. I generally take 200-400 pictures. The listing generally has 35-70 photos, the best pics, posted for public viewing. I'll change and rotate these pics if the listing stays for sale. Video, Aerial pictures - Drone video photography. I will do a video walk through on listings and on some I will also do overhead drone pictures and video inside and exterior. This will be uploaded to the MLS but also across many other social media sites. Mass Marketing. Properties I list will be on the MLS, Realtor.com, Zillow, Homes.com, Google, Youtube, Facebook, Pinterest, Howard Hanna and approximately 200 additional sites and services. (not opinions) So how do you become an informed or knowledgeable buyer or seller? For most Americans – their home is their biggest single investment. It makes sense to know that you’re making a smart decision. Giving yourself more knowledge to make the best decision for your family is a smart step toward that goal! Competitive Market Analysis. CMA. The process I use when looking to determine a property's value is a combination of time and data. Time. While the most recent closed sales are the most valuable, I still routinely review sales the previous 1-3 years as well. Then review the the past 6-12 months and the past 1-3 months. Why? My belief is the more facts you can gather, and know. The higher likelihood of predicting your property's worth/value. I think of the CMA as a tool, or a portion of the process. Intangibles. Intangibles are other factors that can impact value. Positively or negatively. Positive example might be a home with an ocean, lake, pond or water view. Negative example: A home next to a convenience store, across from a prison or other blighted homes. Property values can plummet or soar just blocks away from each other. Another intangible could a school district. lot size: trees, landscaping or a homes floor plan or decor. There is no limit to what can have an intangible impact.   Cooler Real Estate Agent

  What is the Cooler Real Estate Agent? Does Michael Bishop really think he is somehow cooler, or more suave than other realtors? Short answer NO. What does it mean? In the past I used to give my clients a thank you gift after closing of several bottles of wine. One client didn't want wine but light beer. So I purchased a couple cold cases of Bud Light. Since they were already cold I put them in my cooler to take to the closing. Once the closing was over I pulled the cooler over to the client. I was about to open it and give them the cold beer. Before I could do that, the client said: oh wow, is that a cooler for me? I was surprised by the question. I said no it's my cooler but here's cold beer, as a thank you. They appreciated the gift but now my wheels were thinking the beverage would be consumed and no longer providing any Bishop reminders, lol. So that was when I decided to give a beverage cooler as a thank you. Now I still generally put some beverages into the cooler along with some other items to keep items cold. Frequent cooler gifts: coozies, ice packs, freeze packs. Things to provide cool. So that was the genesis of a cooler real estate agent.
